When it comes to the design of your Garden Room, size, shape and specification requirements will vary, this is one of the reasons we use a block build structure, rather than a cheap prefabricated or wood panel build.

We can design almost any shape and size and will work with you  create the perfect design for your needs, for larger requirements or where detailed plans are required for council consent, we have our own architect who for a small extra fee can produce detailed drawings and structural calculations.

 add a decking area to give you a safe outside area also.

Permitted Development

Below are the basic outline rules for Garden Buildings in England and Wales which will be explained in full during site visit.

Outbuildings are considered to be Permitted Development, not requiring an application for planning permission, provided all the conditions are met.

Permitted Development

Outbuildings are not permitted development forward of the principal elevation of the original house. Outbuildings and other additions must not exceed 50% of the total area of land around the original house. Sheds and all other outbuildings and extensions to the original house must be included when calculating this 50% limit. To be permitted development, any new building must not itself be separate, self-contained, living accommodation and must not have a microwave antenna.

Permitted Development

Outbuildings must be single storey with a maximum eaves height of 2.5 metres and maximum overall height of 4 metres with a dual pitched roof, or 3 metres in any other case. If the outbuilding is within 2 metres of the property boundary the whole building should not exceed 2.5 metres in height.

Raised platforms such as decking are permitted development provided they are no higher than 300mm. There are many other situations that can apply we can advise when we visit to prepare a quotation.
